Q.How do I find the appraised value of my house?
Hire a licensed appraiser, or check recent sale prices of similar homes in your area for a rough estimate.
Q.What costs are deducted from the home value?
The outstanding mortgage balance and any refinance or closing costs you enter. These are subtracted before calculating the buyout.
Q.Can I use this if we own the house outright?
Yes. Enter zero for the mortgage and closing costs. The full appraised value is the equity to be split.
Q.What if one owner made all the mortgage payments?
The calculator uses ownership share, not payment history. If one person paid more, you may need to adjust the share or handle that separately.
Q.Does this account for home improvements?
Not directly. Improvements that increase the appraised value are captured in the home value. But if one person paid for improvements, that may warrant a separate adjustment.
Q.Can I use this for a house buyout in a divorce?
Yes. A house buyout in a divorce works the same way as any other co-owner buyout: appraised value minus mortgage and closing costs, split by ownership share. A family law attorney should still review the final settlement.
